SITE PLAN REVIEW COMMITTEE
September 17, 2008 - Minutes

A meeting of the Site Plan Review Committee was called to order at 10:00 a.m. in Skaket Meeting Room at the Orleans Town Hall.  Departments Present: George Meservey (Planning);  Brian Harrison  (Building); Todd Bunzick (Water);  Jennifer Wood (Conservation);  Bob Canning (Health).  Absent:  Mark Budnick (Highway); Robert Felt (Fire).


INFORMAL REVIEW:    Donald Connolly, 167 Route 6A

Donald Connolly, and Bob Freeman (Schofield Brothers) were present for the application for the change of use for one of the office spaces to be converted into an additional one bedroom basement apartment in an existing commercial building at 167 Route 6A.  Connolly stated that no structural or exterior changes are planned for the building and the parking is adequate for the proposed uses.    Connolly stated that the proposed conversion will result in 2 one-bedroom apartments in this building.  

Comments:       

  Health:      The building must meet the new Board of Health policy on increase in flow and the new apartment must have adequate light and ventilation.    
   Water:       The water meter must be easily accessible at all times.  
    Conservation:       No Conservation comments.       
Building:       The structure must meet the building code requirements.  Adequate parking is provided.  All exterior lighting must conform to the Orleans Lighting bylaw (shielded and pointed downward) and manufacturer tear sheets must be provided for town review and must be shown on the plan.
Planning:       Must conform to the Exterior Lighting Bylaw and keep exterior lighting shielded and pointed downward.    

MOTION:  On a motion by Brian Harrison, seconded by Todd Bunzick, the Committee voted to waive the Formal Site Plan Review for Donald Connolly for 167 Route 6A.  

VOTE:   5-0-0      The motion passed unanimously


The meeting adjourned at 10:10 a.m.
